Rent collection, monthly owner statements, maintenance coordination (at actual cost, no markup), tenant communication, lease enforcement, and owner portal access are included on every tier. Yes — and we're one of the only DFW flat-fee PM firms with a dedicated HCV tier. We handle the full HUD inspection process, HAP contract execution, and housing authority reconciliation. Our HCV plan charges 8% of the HAP rent with $0 placement fee. The guaranteed housing authority portion of the payment doesn't bounce, which makes it more reliable than many private-pay tenancies.
The placement fee is a one-time charge when we successfully place a new tenant — it covers marketing, showings, screening, and lease execution. It is charged once per tenancy, not annually. On the Essential tier it's 50% of one month's rent; Preferred is 35%; Executive and HCV plans have $0 placement fee.
